Sitio de Calahonda

Sitio de Calahonda — the Costa's largest urbanisation, beach to hillside, between Marbella and Fuengirola.

Sitio de Calahonda sits on the Mijas Costa, almost exactly midway between Marbella and Fuengirola, climbing from the beach up into the lower foothills of the sierra. It is the largest urbanisation on the Costa del Sol, laid out from the 1960s onward into a near-self-contained town of villas, townhouses and apartment blocks threaded with green spaces, commercial centres and its own street network. Reckon on roughly a quarter-hour to either Fuengirola or Marbella, and around forty minutes to Málaga airport.

The homes here

Ground-floor apartments lead the way in Calahonda, and they are much of why people buy here: a private garden terrace, a communal pool a few steps away, and no lift to worry about. Around them sits a broad mix — first-floor and upper apartments, penthouses, townhouses in gated communities, and detached villas spread up the hillside. Stock ranges from 1970s and 80s blocks, often priced to renovate, through to newer, more contemporary builds. The higher you climb, the bigger the plots and the wider the sea views tend to get.

Who it suits

Calahonda has long drawn a settled international crowd — British and Northern European owners in particular, a mix of permanent residents, retirees and holiday-home buyers. It works well for anyone who wants amenities on the doorstep rather than a quiet pocket: supermarkets, pharmacies, banks, and a long run of restaurants, cafés and bars across its commercial centres. A ground-floor apartment with a garden suits families and downsizers alike; the hillside villas suit those after space and a view.

What you'd typically pay

Calahonda is known for offering some of the keener asking prices on this stretch of coast. As a rough guide, smaller and older apartments generally start in the low-to-mid hundreds of thousands of euros, with two-bedroom homes and those nearer the beach running higher. Townhouses sit above that, and detached villas climb from around the high hundreds of thousands into the low millions for larger, modern homes with sea views. Position, age and outlook move the numbers more than anything, which is where honest local advice earns its keep.

Beach, golf and getting around

Calahonda's own Blue Flag beach is a long, golden stretch with a relaxed feel, and Cabopino's dunes are a short drive west. Golfers are well served — Miraflores, La Siesta and La Cala courses are all close, with around ten courses inside a short radius. The A-7 coast road runs the length of Mijas Costa with its own Calahonda junction, the AP-7 toll motorway gives a fast run to the airport, and a regular Marbella–Fuengirola bus stops along the coast. For schools, the English International College and several private and state schools are within a few minutes' drive.

How we work

We are Bianca and Omèr, a family-run agency with twenty years on the Costa del Sol, and we treat Calahonda as the layered place it is rather than one big postcode. We will walk you through which communities are well run, which terraces face the right way, and where the genuine value sits. If you are weighing up a ground-floor garden apartment or a villa up the hill here, drop us a line

Frequently asked questions

Where exactly is Sitio de Calahonda?
Sitio de Calahonda is on the Mijas Costa in Málaga province, roughly midway between Marbella and Fuengirola. It runs from its own beach up into the lower hills, and is around 15 minutes from both Marbella and Fuengirola and about 40 minutes from Málaga airport, with direct access from the A-7 coast road and the AP-7 toll motorway.
What kind of properties are for sale in Calahonda?
Ground-floor apartments with private garden terraces are the most common type, valued for their direct outdoor space and proximity to communal pools. Alongside them you'll find upper-floor apartments, penthouses, gated townhouses and detached villas on the hillside. The stock spans older blocks priced for renovation through to newer, more contemporary builds, so there is a wide spread of budgets and styles.
Is Calahonda a good place to live year-round?
Yes. As the largest urbanisation on the Costa del Sol, it functions almost as a town in its own right, with supermarkets, pharmacies, banks, medical services, schools nearby and a long run of restaurants and cafés across several commercial centres. It has a settled international community of permanent residents as well as holiday-home owners, so it stays lived-in through the winter.
What are property prices like in Calahonda?
Calahonda is known for some of the more accessible asking prices on this part of the coast. Smaller, older apartments typically start in the low-to-mid hundreds of thousands of euros, townhouses sit higher, and detached villas range from the high hundreds of thousands into the low millions for larger modern homes with sea views. Age, position and outlook are the main factors, so figures vary widely block to block.
