Be Lagom sits on the La Alquería hillside in the municipality of Benahavís, just off the road that climbs from the coast at Guadalmina towards Benahavís village. The gated entrance comes shortly after the road leaves the A-7, and the elevated position to the north-west of Atalaya Golf & Country Club gives most of the homes a long view over the fairways and valley to the Mediterranean. Benahavís village, with its restaurant terraces above the Guadalmina gorge, is ten minutes up the same road.
Thirteen villas, one Swedish idea
This is villa territory, and a deliberately contained piece of it: thirteen four-bedroom houses by González & Jacobson Architecture, built around the Swedish notion of lagom — just the right amount, no more. Each runs to roughly 190 to 230 square metres over three lift-served floors: open-plan living on the entry level, bedrooms above beneath a roof solarium, and a basement with a guest suite and room for a gym or cinema. Plots are a manageable 500 to 760 square metres, each with its own pool, and the whole scheme carries BREEAM certification — still genuinely uncommon on this coast. Around the houses sit some 5,000 square metres of communal Mediterranean gardens with pergolas, pools and working vegetable plots, all behind a gate with round-the-clock security.
Who Be Lagom suits
Buyers here tend to want contemporary villa life without the upkeep of the larger La Alquería estates around them, where plots commonly run from 1,000 to over 3,000 square metres. The gate, the security and the maintained grounds make these natural lock-up-and-leave homes for owners who split the year between countries. Families are well served too: Colegio Atalaya and Marbella Montessori School are a short drive, with Laude San Pedro International College about fifteen minutes away. And golfers barely need the car — Atalaya's Old and New courses sit directly below, with El Paraíso, Guadalmina and Los Arqueros all within roughly ten minutes.
What a villa here typically costs
These are four-bedroom homes that generally trade around the two-million-euro mark — you'd typically expect somewhere between roughly €1.9 million and €2.5 million, depending on plot position, the quality of the view down to the sea and how far the owner has gone with upgrades. Worth being clear-eyed about: the plots are smaller than the older villa land elsewhere in La Alquería, so you are paying for the architecture, the certification and the managed grounds rather than for territory. For some buyers that is exactly the point; for others a larger plot nearby is better value, and we'll tell you which camp we think you're in.
Getting around from Be Lagom
You will want a car. The A-7 at Guadalmina is about five minutes away, which puts San Pedro Alcántara at roughly ten minutes, Puerto Banús at fifteen and both Marbella and Estepona at around twenty. Málaga airport is usually 45 to 55 minutes via the AP-7 toll road. The nearest sand is at Guadalmina Baja and San Pedro's seafront, around ten minutes door to towel, and there is a Mercadona on the Benahavís road for the everyday shop, so you needn't leave the valley for milk and bread.
