Villas in The Hills — La Quinta's high terraces, contemporary lines, sea to Gibraltar.

The Hills is a villas-first address, and that is really all it is. The scheme sits on the upper slopes above La Quinta Golf, a double-gated pocket of detached contemporary houses laid out so each plot keeps its own line of sight south over the fairways and out to the Mediterranean, with Gibraltar and the North African coast on the clearer days. There are no apartments here and no townhouse runs to dilute it — just standalone villas on generous plots, which is the whole point for the people who buy in.

Expect serious footprints. The houses run broadly from four bedrooms up to six or seven, with internal areas that span from around 590 square metres on the smaller models to well over a thousand on the largest, and plots that move from roughly 950 square metres to a couple of thousand-plus at the top of the range. The architecture is the current Marbella idiom — flat roofs, glass walls, infinity pools set to the view, home cinemas and spas built in rather than added later. We'll always tell you which of these plots actually holds the panorama and which loses it to the villa above, because on a hillside that difference is everything.

The Hills, La Quinta's double-gated high ground — contemporary villas above the Golf Valley, sea views, ten minutes from Puerto Banús.

Set in the upper reaches of La Quinta, a short way inland from Nueva Andalucía, The Hills is one of the more private addresses in Benahavís. You pass through the community gate and then, for most homes, a second private one — which is rather the point. This is a quiet, secure pocket of modern villas, elevated enough to clear the coastal haze and hold a sea view, yet only minutes down the hill to Puerto Banús and the beach. It sits within the wider La Quinta resort, wrapped around the 27-hole La Quinta Golf & Country Club and a short drive from the Westin La Quinta hotel and spa.

Who lives in The Hills

The Hills draws a particular kind of buyer: people who want a new or nearly new contemporary villa, real privacy, and golf and beach both within ten minutes, without sitting on top of the Puerto Banús bustle. You'll find international families who've chosen the Costa for the schools and the year-round outdoor life, golfers who like waking up beside the fairways, and a steady share of second-home owners from northern Europe and further afield who use the place through spring and autumn and let the gates and the security give them peace of mind when they're away. It's a calm, grown-up address rather than a party one.

Architecture and property types

This is villa country, almost exclusively. The Hills is defined by large detached contemporary villas in the clean-lined style the coast's better architects favour: flat roofs, full-height glazing, open-plan living that folds out onto infinity pools, basement levels given over to cinema rooms, gyms and spas, and landscaped plots that work with the slope. Most are recent builds or built to order, so expect underfloor heating, home automation and the energy ratings to match. The terrain does the heavy lifting on light and outlook — the higher plots take the long sea-and-golf panoramas, while the lower ones trade some of that view for a touch more shelter. If apartments or townhouses are what you're after, you'll generally need to look to the neighbouring corners of La Quinta rather than inside The Hills itself.

Price expectations

The Hills sits at the upper end of the La Quinta market, and the villas reflect that. As a rough guide, a contemporary villa here typically runs from somewhere in the mid-single-digit millions of euros, and the largest, newest houses with the broadest views climb well into the eight-figure bracket. By comparison, more modest independent villas elsewhere in La Quinta can start under €2 million, and townhouses in the surrounding La Quinta Hills pocket can begin under €1 million, so The Hills is a deliberate step up in build quality, privacy and plot. Lifestyle, schools and getting around

Golf is the day-to-day backdrop: La Quinta's own 27 holes, designed by Manuel Piñero, sit directly below, and the Golf Valley courses — Los Naranjos, Las Brisas and Aloha — are a few minutes away in Nueva Andalucía. Puerto Banús and the beaches, at around 5 km, are roughly a ten-minute drive, as is San Pedro de Alcántara with its relaxed promenade and town life; central Marbella is about 8 km, nearer twenty minutes depending on traffic. For families, Aloha College in Nueva Andalucía (British curriculum and IB) is a quick run down the hill, with Atalaya International School over towards the Estepona side and the schools of San Pedro also within easy reach.
